Selling/Buying a house during Covid-19

Let's be honest the idea of selling or buying a house is to some stressful in itself. Then add a global pandemic and it seems near impossible, but it's not. Just like many other obstacles we have faced during this pandemic we have also found solutions. Many people buying and selling as we speak it is not impossible it's simply just not business as usual. Currently as we have adapted each state has its guidelines for essential workers and safe social distancing practices. We see things are changing week by week but here are some things that have allowed us to keep everything moving.
  • Video-only home tours: Realtors are still hosting open houses but we've seen more of a scheduled approach, the real game-changer has been online 3D virtual tours that will allow you to walk through the house to get a sense of atmosphere and size without ever having to get dressed. More then ever are we having buyers purchase a house without ever stepping a foot inside.
  • Even though we have been using online tools that allow for e-signing for most documents, the closings themselves have been quieter with only essential people attending. Passing a document while sitting 6 feet away or even being  held  outside for that matter.
  • Unaccompanied home inspections: In states where home inspectors are still allowed to work sellers are focusing on the precautions that the home inspectors are taking to help prevent the spread of corona-virus. Traditionally buyers and their Realtor will follow the inspector around the property so they can ask questions as they come, many inspectors will perform the inspection solo or with the buyer at a distance. As a realtor, I would suggest going through reports diligently writing down any questions you may have along the way so that nothing is missed 
   A couple of things to keep in mind :

From my experience the most important thing is helping make the selling or buying experience a positive one above all else.  Understanding that most of the time when someone sells or buys a home it's during a big transition in their life. Whether it be expanding because of marriage/kids or  downsizing for  retirement ,choosing the right realtor will allow you to focus on what's important.
